It is intended to develop a residential condominium of 8 detached single-family houses, with independent access and private parking spaces inside.
After analyzing the dominant morphotypological characteristics of the urban fabric where the proposal is inserted, namely those on Av. Almirante João de Azevedo Coutinho, it appears that it is possible to have 2 floors and one indented.
Regarding Rua Coronel Garcez de Lencastre, we cannot say that there are dominant morphotypological characteristics because the stretch of street that follows West has an expectant terrain. For this reason, the Parameters considered at Av. Almirante João de Azevedo Coutinho were used, which are still far below those presented by the PDM for this type of spaces, and the concern to integrate them and stagger them on the ground was decisive for the Proposal presented.
According to this type of spaces, it is possible to have a maximum façade height of 11m and 3 floors above the threshold level. In this case, in the Coronel Garcez de Lencastre Street Profile we will have 2 floors and one setback above the threshold with a total of 10 meters in terms of height.
As for the Recessed Floors, there was a concern to move them away from the limits of the construction in relation to the existing street profiles so that they have the least possible impact from the outside.
